There's a derelict house in Bowerstone Old Town. If you did the path as a child then you can get into it by going to Market Road getting as many people as possible to follow you and going into the gap to the right of the guard hut. They should push you up and into the doorway of the derelict building, you can then go inside it and wonder around.

Yeah there are Balverines in Brightwood but they are off the main road as described above near the river bank. So you won't run into them unless you literally head off the beaten path for a swim then explore.
